Before you tour a ranch-style home: a checklist for first-time buyers.
By Scott Miles · 3 min read
A ranch-style home is one of the most forgiving floor plans a first-time buyer can start with: everything on one level, rooms that flow, and a footprint that is usually simple to heat, cool, and keep. But a good floor plan only gets you so far. Here is the tour-day checklist we walk our buyers through, whether the house is a two-bedroom starter or a five-bedroom spread.
1. Read the floor plan first
Count the bedrooms and baths, then trace how the living spaces connect. In homes like 1145 16th St NW, the living and dining areas sit right off the kitchen, which means one person can cook while the household stays together. Ask yourself: does the plan match how you actually live, and is there a bedroom on the quiet side of the house?
2. Walk the outside before the inside
Roof age and condition top the list. Then look at siding, trim, and the condition of the driveway and any carport slab. A ranch with an attached carport, like this one, saves you from parking on the street and from scraping ice in the winter, but cracked or settled concrete is a negotiation credit, not a deal breaker.
3. Spend time in the yard
The backyard is where a ranch earns its keep. Check the drainage after a rain, look at the fence line, and note outbuildings: a storage shed for tools and outdoor equipment is worth more than its square footage. And a built-in fire pit, like the stone one here, is a feature you cannot add cheaply later.
4. Test the systems, not just the finishes
Run the heat and air, check the water heater age, and open the electrical panel to see if it looks orderly. Windows and doors should close with a firm click. None of this is glamorous, but systems cost more than paint, and knowing their age helps you budget the first few years of ownership.
5. Budget for the honest details
Every home has a punch list. Set aside a modest reserve for the first year: appliances, a faucet, maybe a tree trimmed back from the roof. The goal is not to find a perfect house. It is to find a house whose imperfections you can see, price, and live with.
When you are ready to tour, bring the list. We will walk it with you, room by room, and tell you the truth about every line on it.
